Inventories

Inventory reports are a vital part of moving a new tenant into a property, and we’re here to ensure your inventories are detailed and professional.

Clean & Clear always conducts check-in inspections with new tenants. This process includes going through the inventory, creating detailed reports, delivering the report to both parties within 48 hours, and ensuring the detailed report is clear and ready for review as soon as possible.

The Tenancy Deposit Scheme recommends working with an independent inventory clerk at check-in time. Using an independent body to take relevant photographs (not just general room images) ensures no miscommunication between tenants and landlords.

Why Do A Check-In Report?

Even the most diligent tenant will leave a property in an altered condition. Wear and tear is inevitable on walls, flooring, carpets, and fixtures. Even durable fittings deteriorate over time and use, and using an inventory report ensures matters are dealt with fairly when a tenant leaves the property.

With an independent inventory report, disputes are easier to manage thanks to a non-biased and well-recorded account of the property on the check-in day.

Interim Reports

Alongside check-in reports, we provide routine inspections to ensure your property is well cared for. Interim assessments also check for any health and safety issues or maintenance needs. This way, you can spot potential problems and ensure your tenants keep to their end of the tenancy agreement.

Interim reports also help tenants and landlords/agents resolve disputes promptly and amicably rather than at the end of the tenancy.
